Ladson is the community along US 78, College Park Road and Dorchester Road where three counties meet — about 16,000 people, a median build year of 1990, a mix of 1970s–90s subdivisions, newer infill and the commercial strip along 78. The work is the Lowcountry mix: builder and 1980s driveways replaced or foam-lifted, aprons permitted with the right county or with SCDOT on the state routes, patios and pads within the coverage and easement rules, and foundations for additions built to the seismic category and the flood map that apply to the lot. The soils are Goldsboro, Lynchburg and Rains with the wet winter water table, and the Quail Arbor and Tall Pines neighborhoods took the worst of the June 2024 downburst, which left plenty of cracked slabs behind.
